Usciano is an ancient village of medieval origin, located a few kilometres from the city of Arezzo. It is located on a panoramic position, perched on a high hill, surrounded by olive groves and green woods of oak and holm-oak. The stone farmhouse and its two small houses date back to 1851, when the small village was inhabited by woodcutters, farmers and chestnut growers, the atmosphere alone will immediately take you back to those times.
The hamlet has been restored preserving its original features and using ancient materials such as terracotta, stone and old wooden beams. Even the furniture, functional and comfortable, has been chosen in respect of rural traditions.
Borgo di Usciano can be reached by an unpaved road through the woods of about 1.5 km, which is well maintained and suitable for all types of cars.
Only 2.5 km away is the village of Palazzo del Pero where you will find a couple of restaurants and some shops.
Only 9 km away is the city of Arezzo and its monuments, shops for shopping enthusiasts, supermarkets, restaurants and all kinds of services. But we also recommend that you spend wonderful days discovering the old town centre, its narrow streets and the works of art by Piero della Francesca, Cimabue and Vasari, scattered throughout the city.
The outdoor area of Borgo di Usciano is divided into various panoramic terraces, and you'll be spoilt for choice whether to relax in the solarium by the beautiful infinity pool (size 7x14 m, depth 1-1.60 m - open from 01st May to 30th September), in the shade of a cool tree in the lower part of the garden, or climb the hill with a 360° panorama and a good book to keep you company.

Agriturismo La Greppia is an old 17th-century farmhouse in typical Tuscan style. You will find it in the heart of the upper Arno Valley, on the slopes of the Pratomagno massif, surrounded by splendid olive groves overlooking one of the most beautiful and greenest valleys in Tuscany.
The three apartments retain clear traces of their origins, the exposed stone, the terracotta and wooden floors and the majestic beams, which will take you back in time, to the discovery of the region's rural customs. The furnishings, in typical rustic Tuscan style, make an important contribution to creating a charming and evocative atmosphere.
Inside the property there is a fourth apartment at the disposal of the owner and his guests.
Outside, you can benefit from a solarium equipped with garden furniture and umbrellas, and from an evocative, large swimming pool (size 15x6 m, depth 0.90-2.50 m - open from 01st May to 30th September) suspended over the panorama, from where you can be lulled by the enchanting landscape of the Tuscan hills.
The relative proximity to the exits of the A1 Autostrada del Sole motorway (Km. 15 at Valdarno or Incisa exits) will allow you, when you do not prefer to relax by the pool, to reach Firenze and the most beautiful art cities of Tuscany and central Italy in just a few minutes.
Tuscany is full not only of famous cities with monuments, churches and museums to visit, but also of small villages that look like jewels set on its gentle hills. Small clusters, more or less known, in the middle of the countryside or the green woods, where you can discover the region, the most authentic one.

You will discover that the 'Balze' are a landscape of rare beauty, centuries-old examples of erosion that over the years have formed towers and rocky blades that rise majestically in the valley bottom, and that will catapult you into a suggestive, almost magical world.
The Agriturismo Le Balze is located in the heart of the Alto Valdarno, at the foot of Pratomagno, and 2 km from the village of Castelfranco di Sopra. The nearest shops and supermarkets can be found in Montevarchi or San Giovanni Valdarno, about 10 km away. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.
The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.
At Agriturismo Le Balze you can taste and buy excellent wine and extra-virgin olive oil, vegetables, fruit, and all the farm's products. But certainly one of its highlights is the small restaurant (maximum 25 seats - reservation required) run by the owners and located on the ground floor of their home, open both to the public and to guests of the agriturismo, where you absolutely must, at least for one evening, taste the delicious typical dishes, which are cooked using tasty local products.

Podere Marcigliano consists of 2 newly built villas, which nevertheless reflect the architectural characteristics of the farmhouses of the past. In the first building there are 3 apartments (Torreone, Tufa and the first floor owner’s apartment), in the second there are 2 units (Corito and Rugapiana).
Each apartment has a large green area, a beautiful swimming pool (size 7x14 m, depth 1.50 m - open from 17 May to 30 September and fully fenced), a barbecue, a laundry room in common use and children's games, and its own private area equipped with a furnished gazebo for your meals in the open air.

You will find the farm at the foot of the rugged hill where the ancient Etruscan town of Cortona rises majestically and will instantly win you over with its old-world atmosphere. In Cortona you can stroll around, enjoy splendid views and visit countless ancient churches, museums and works of art. Don't forget to taste the local cuisine in the typical restaurants in the centre - you won't regret it!
A skilful and careful renovation, carried out with painstaking patience directly by the owner, and a decor in authentic period furniture give the houses a very special charm. You will feel welcomed in a very homely atmosphere that will make you feel at home from the very first moment.
Apartments Sofya and Selene are located in the same building and can be especially recommended for 2 families travelling together. La Gabola, La Gabolina and La Turata, on the other hand, are individual and independent houses, perfect for those who like a little extra privacy.
All around the farm a large green space where each house has its own private corner with a gazebo equipped with table and chairs. This will be your favourite place on warm summer evenings, chatting with friends and a good bottle of red wine. If you decide to spend your vacation at Fattoria Le Chianacce you will find yourself immersed in the green Tuscan countryside, between Arezzo and Siena, overlooking the Valdichiana hills that mark the border between the two provinces.
Le Chianacce farm was founded in the last century and was aimed at raising the prized beef and pork that has always been produced in this area. The owner wanted to recover a part of it, leaving it completely identical to the original construction and equipping it with simple and essential furnishings, which will bring you back to the warm atmospheres of times gone by.
Near the farm you will find the small village of Farneta with the eponymous Abbey of Romanesque origin, which is definitely worth a visit. Because of its strategic location, from the house you can easily reach all the most important art cities and tourist resorts of central Italy.
Only 7 km away you will find the characteristic town of Foiano della Chiana, with its red brick buildings, perched on a green hillock. In Foiano there are all the necessary services, restaurants and trattorias where you can enjoy typical dishes and local wines, supermarkets, stores, pharmacies. If you love shopping, a few kilometers away, you will also find the Valdichiana Village.
The Farm has six apartments, four of which are available to guests, and two inhabited by the owners. At your disposal is a common room with television, laundry, bicycles, ping-pong table and outdoor space equipped with garden furniture and barbecue, where you can enjoy the sun and beautiful summer days.
A few meters from the house, on a natural terrace, you will find the large swimming pool (size 20x8 m. - depth 1.20-1.40 m. - open from May 10 to September 20), with sunbeds, tables and umbrellas for the private use of each apartment, for your days of relaxation and water games with your children. The Agriturismo Bevignano, at the centre of a thriving farm with 70 hectares of woodland and 1,200 silver olive trees, has ancient origins. They date back to 1600 when there was a monastery here, and you can still admire an ancient little church inside the property. This ancient village, located on the border between the provinces of Arezzo and Siena, nestled in the wooded hills north of Monte San Savino, still retains its architectural features that make it a place full of charm and history. You will feel as if catapulted into another century, in contact with nature and the simplicity of country life.
The town of Monte San Savino with its shops, supermarkets and services of all kinds is about 10 km away. The town also offers typical restaurants where you can enjoy the famous Chianina beef, Tuscan red wines and also excellent pizzas.
The property is divided into two stone buildings, which in turn are divided into four independent apartments. Casa Vana and Casa Linda and the house where the owners live are in the first farmhouse, and Casa Ghigo and Casa Gesuina are in the second farmhouse. Each apartment has an independent entrance and will have a private outdoor area equipped with table and chairs for your outdoor meals.
The owners, after a careful study of the origins and traditions of the place, have decided to keep the original core of the hamlet unaltered, enriching it with sober and essential finishes and furnishings, which will give you the opportunity to experience a holiday in contact with nature and the country lifestyle, together with the comforts of modern life.

The park pertaining to the borgo extends for approximately 4 hectares and encompasses terracotta-paved areas furnished with seats and small tables, expansive lawns embellished with tall trees, olive and fruit trees, and dense clusters of aromatic herbs. In the central courtyard, which serves as the social heart of the property, a dedicated outdoor dining area has been arranged with tables and chairs, accompanied by a wood-fired oven and barbecue, making it an ideal setting for convivial gatherings. A large loggia situated a short distance from the courtyard and the terrace on the first floor of the main house provide perfect spaces for relaxation, where guests can sit and take in the sweeping panoramic views of the surrounding landscape. Beyond the borgo itself, the wider estate encompasses 48 hectares of land distributed among extensive woodland, vast arable fields, meadows, and a large olive grove, all of which can be freely explored on foot or used for sporting activities. The non-heated swimming pool is located in the section of the park that borders the woodland and is surrounded by tall, shady trees. It can be reached from the courtyard via an internal path of approximately 350 metres. Rectangular in shape and measuring 8 by 10 metres with a constant depth of 1.40 metres, the pool is lined in PVC and bordered by terracotta paving. It is equipped with chlorine purification, a metal ladder for water access, and internal lighting that also illuminates the surrounding area. The adjacent sunbathing lawn is furnished with umbrellas, sunbeds, and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October. Please be aware that the photographs of the property were taken in spring, and therefore the flowering and the colours of the garden grass may differ at the time of your arrival.
Unit Layout
Borgo Gallinaio accommodates a maximum of 32 guests across 16 spacious bedrooms and 16 private bathrooms, distributed between a main body and a separate annex arranged around a central courtyard. The complex covers a total of approximately 1,200 square metres and follows the historically defined structure of a courtyard house. The main body is organised over 3 floors. On the ground floor, the main entrance from the courtyard opens into a large living room with a sofa and television area. A short corridor leads to the dining room, which connects to the professional kitchen; the kitchen in turn opens through a French window onto the courtyard dining area and is served by a ground-floor service bathroom. The ground floor also accommodates 3 double bedrooms, 2 of which feature divisible beds, each with a private ensuite bathroom with shower. An external staircase beside the main entrance leads to the first floor, where a furnished terrace with tables precedes a living room with fireplace and 6 bedrooms: 1 double with ensuite bathroom featuring both a shower and a bathtub, 1 twin room with joinable beds served by a bathroom with bathtub and shower, and 4 double bedrooms, 2 of which have divisible beds, each with an ensuite bathroom with shower. The second floor, accessed from the first-floor corridor via a spiral staircase, contains 1 double bedroom and a bathroom with shower. The annex, located directly opposite the main building, consists of 2 floors that are not internally connected to one another. On the ground floor, 3 double bedrooms each have an ensuite bathroom with shower and independent external access, with no internal communication between them. 2 external staircases on the front façade lead to the first floor: the first staircase leads to 1 double bedroom with a divisible bed and an ensuite bathroom with shower; the second staircase leads to a landing giving access to 2 independent bedrooms, both with divisible beds, one of which has an ensuite bathroom with shower and bathtub, and the other an ensuite bathroom with shower.
