Het pand is omgeven door een uitgestrekt privépark van ongeveer 2.500 vierkante meter, rijk aan olijfbomen en mediterrane vegetatie, en biedt gasten een rustig en afgelegen toevluchtsoord midden in het Toscaanse platteland. Het landgoed beschikt over een speciale parkeerplaats voor 2 auto's, gelegen net voorbij de toegangspoort, wat zorgt voor gemakkelijke en veilige toegang. De tuin zelf bestaat grotendeels uit uitgestrekte gazons die zeer geschikt zijn voor kinderspel, aangevuld met felgekleurde bloeiende struiken, talrijke olijfbomen en hoge schaduwrijke bomen die een koele en uitnodigende sfeer creëren. Houd er rekening mee dat de foto's van het pand in het voorjaar zijn genomen, en daarom kunnen de bloei van bloemen en de kleur van het gazon van de tuin verschillen op het moment van uw aankomst.
Gelegen op een lager terras op ongeveer 15 meter van het huis en bereikbaar door de tuin over te steken en een korte trap af te dalen, bevindt het onverwarmde zwembad zich in de meest afgelegen hoek van het landgoed. Volledig omheind door hekwerk en hagen die het panoramische uitzicht behouden, meet het rechthoekige zwembad 4 bij 8 meter met een constante diepte van 1,50 meter. Het beschikt over een PVC-bekleding met een stenen rand, ondergedompelde treden voor gemakkelijke toegang tot het water, chloorbehandeling en interne verlichting die ook de omgeving na het donker verlicht.
