Het pand staat op een verheven en vredige locatie omgeven door de rollende heuvels en open landschappen die deze regio kenmerken. Het huis is gelegen binnen een privé omheinde tuin van 500 vierkante meter. Een privé zwembad van 5 x 10 meter met een diepte van 140 cm is beschikbaar van 4 mei tot 4 oktober.

De privé omheinde tuin beslaat 500 vierkante meter en biedt ruimte voor ontspanning, zonnebaden en buitendinen in volledige privacy. Beschrijving van de accommodatie
Het landelijke huis "Guarda Valle" ligt in het golvende landschap van Umbertide, Italië, op 300 meter hoogte op een heuvel. Het vrijstaande pand is omgeven door bomen en open velden en ligt op een privé-landgoed van 3 hectare. De ligging, ongeveer 5 km van het centrum van Umbertide en buiten het resort Niccone, garandeert volledige rust en afzondering. Het huis biedt een ruime tuin die onderdeel vormt van de uitgestrekte natuurlijke omgeving, met veel buitenruimte om van het ongerepte Umbrische landschap te genieten.
Buitenruimtes
De buitenruimtes van "Guarda Valle" beslaan 3 hectare privéland, omgeven door bomen en natuurlijke begroeiing. Tuinmeubilair staat ter beschikking van gasten; een barbecueplaats nodigt uit tot buitendinen. De verhoogde ligging op 300 meter hoogte biedt weids uitzicht over de velden en heuvels van het Umbrische landschap.
Praktische informatie
De toegang tot "Guarda Valle" verloopt via een 1 km lange smalle weg, waarvan de laatste 100 meter onverhard is; het gebruik van een auto wordt sterk aanbevolen. Parkeerplaats ter plaatse is beschikbaar. Wi-Fi is aanwezig. Het kraanwater voldoet niet aan de normen voor drinkwater; gasten dienen zelf voor drinkwater zorg te dragen. De eigenaar accepteert geen boekingen van jeugdgroepen.
Afstanden en bezienswaardigheden
Een supermarkt bevindt zich op 5 km; restaurants en cafés zijn bereikbaar binnen 2 km. Een bushalte ligt op 1,1 km en het station op 5 km. Het meer Trasimeno, geschikt voor zwemmen en wateractiviteiten, ligt op 30 km. Casa La Primula is a farmhouse situated on the border between Tuscany and Umbria, in an extremely panoramic position with an evocative view of Pierle Castle, an ancient fortress of feudal origin, which makes it as if suspended in time. It takes a little effort to get up here, the 2.5 km road is almost all unpaved and very steep (not recommended for sports cars), but once on spot you will be rewarded with true peace in the middle of nature and above all with an exceptional view. When you want to emerge from your refuge, about 5 km away you will find the villages of Mercatale, in Tuscany, and Lisciano Niccone, in Umbria. We recommend a day trip to the characteristic Cortona, which can be reached in about 20 minutes by car.
In the gazebo in the garden you can dine in front of the sunset; for your barbecues or pizzas in company there are also a barbecue and a wood-burning oven. The fence makes the house ideal for a holiday with your four-legged friends (extra charge could be required). For both of you there is plenty of space in the green and the possibility, for those who love trekking, of long walks along the numerous paths in the woods. The swimming pool is private and reserved for your exclusive use (size 5x10 m. - depth 1,20 - 2,30 m., completely fenced - open from 10th May to 30th October).
Besides the view, you'll love the simplicity of Casa La Primula, the rustic Tuscan style furniture and the facilities guarantee all the comforts and at the same time take you back to the rural traditions of times gone by.
You can also ask Mirko, the owner, for a little shopping, and he will make sure you get your favourite food the evening of your arrival. Mirko has a passion for cooking and has obtained the qualification of Agrichef, and will be happy to cook typical Tuscan dishes for you with the genuine products of his company or of other local companies. You will find Podere San Bono in a panoramic position overlooking fine vineyards, olive groves and woods, just a few km from Torrita di Siena and Montepulciano, in the Valdorcia. Both towns are for sure destinations of artistic, historical, architectural and gastronomic interest. If you love good wine, or wish to discover it, you certainly cannot miss the appointment with the Nobile di Montepulciano. There are tastings at good prices in the town's countless ancient cellars, often carved into the rock, and absolutely worth visiting.
The villa has a large enclosed and well-equipped garden area. The gazebo with curtains to ensure shade and coolness, the garden furniture, the barbecue and the wood-burning oven will sound like an invitation to spend quality time with your family. During dinners and barbecues, obviously accompanied by a bottle of Nobile di Montepulciano wine.
The garden and the private swimming pool, also fenced (size 6x12 m, depth 1.20-1.80 m - open from 01st May to 30th September), will be the place for endless games with your children and also with your pets, small size dogs are welcome.
Podere San Bono has a rustic charm, there is something special about this lovely villa, a warm atmosphere which will remain in your heart. Even the equipment and interior finishes are of a good standard to guarantee a totally relaxing holiday. The owner wishes to keep this place unspoilt and far from the frenetic pace of modern life, which is why, for instance, the house does not have an internet access. The farmhouse is surrounded by a large garden shaded by tall trees, decorated with pots and flowers and equipped with table, chairs, umbrellas, swing and barbecue. Under the large centuries-old oak tree, to the side of the house, there is a small corner designed for relaxing with a good book or for an evening chat with friends and a glass of wine. The beautiful 5 x 10 m swimming pool (depth 1.40 m - open from 01st May to 30th September), for your exclusive use, has sunbeds and umbrellas and a comfortable bathroom with shower. Placed in an unspoilt environment, the villa is surrounded by olive groves, vineyards and lush woods. You reach La Rogaia through an unpaved road that winds through the woods, well-maintained and only a little steep, and once you are there you will be rewarded with true peace and tranquillity. The villa is furnished with taste and care by the owners who also produce an excellent organic extra virgin olive oil.
We recommend that you don't miss a visit to the nearby city of Arezzo, only 10 km away, to the works of art by Piero della Francesca, Giorgio Vasari, Cimabue, a walk along the narrow streets of the historic centre and a glass of wine enjoyed in the wonderful medieval setting of Piazza Grande.
The real icing on the cake here is, however, the breathtaking view from the very panoramic private swimming pool (size 5x10 m, depth 0.90-1.95 m, completely fenced in and equipped with sun shower - open from 1st June to 30 August). From the pool terrace, your eye will wander over the valley as far as the gates of the city of Arezzo. Drie mooie vrijstaande villa’s die rustig en hoog gelegen zijn in de buurt van het schilderachtige middeleeuwse stadje Cortona. De 3 huizen bieden een mooi uitzicht over de Chiana vallei en er is een gemeenschappelijk zwembad op een lager gelegen niveau.
De huizen zijn comfortabel ingericht en kunnen ook samen gehuurd worden om zo in totaal tot 10 slaapplaatsen te verkrijgen en alleen over het zwembad te beschikken. Ongeasfalteerde toegangsweg van 100 meter, in goede staat.
Afstanden: Cortona met allerlei winkels 1,5 km, Camucia 4 km, Arezzo 30 km.
Het meer van Trasimeno ligt op ong. 15 km.

Gelegen in het pittoreske Toscaanse platteland van Civitella In Val Di Chiana, Italië, is "Casale il Giglio" een onlangs gerenoveerd, gezellig landhuis dat een uitzonderlijke vakantieervaring biedt voor gezinnen en senioren. Dit charmante werkende boerderij werd zorgvuldig gerenoveerd in 2004 en is verdeeld in 2 ruime delen, elk met een eigen omheinde tuin van 400 m2. Het pand staat onder een beschermingsregeling, wat de instandhouding van het authentieke landelijke karakter en de prachtige natuurlijke omgeving waarborgt. De interieurs zijn zorgvuldig onderhouden en beschikken over terracotta en parketvloeren, balkenplafonds, stenen bogen en slaapkamers met plafondventilatoren en smeedijzeren bedden, die allemaal bijdragen aan de warme en tijdloze sfeer van het landhuis.
